Four numbers before the tour
Before you fall for a room, write four numbers on a card: the price people are asking, the rent similar homes actually get, a yearly repair guess, and how many months it might sit empty. If you cannot find a rent that is real, you do not have a deal. You have a daydream with floorboards.
This class will not tell you to buy. Rules, taxes, and lending differ by place, and a licensed person should see any real offer. The card is a filter so weak ideas leave early, while looking is still cheap.
A pretend example. Pretend a porch is listed at 240,000. Nearby rent looks like 1,500 a month. Repairs get a first guess of 2,400 a year. Empty months: one. Those four numbers are enough to keep going or to walk away before the open house cookies.
Try this. Fill the four numbers for one listing you are only curious about. Leave it if rent is a guess you invented.
