The front of the card
Front: asking price, rent you can support, repair guess, empty months, and a tag on each number: seen, told, or guessed. A card with only told numbers is the seller's card. Make it yours.
This sheet does not say buy. It says whether a second visit has earned its afternoon. Local law and lending are outside the card. A licensed person belongs in any real next step.
A pretend example. Price 240,000 told. Rent 1,500 seen on two nearby homes. Repairs guessed. Empty months guessed at one. The card is allowed to look unfinished. Guessed is a label, not a failure.
Try this. Fill the front for one real listing and tag every number.
